Fancy a home by the Hudson River with water views? Meet Hudson Piers, a new development starting leasing this fall in Yonkers. The Westchester city, located just north of New York City, is becoming increasingly popular among renters. Developers are responding to the demand with numerous housing units planned.
Hudson Piers is an initiative by Extell, known for One57 and Central Park Tower on Manhattan’s Billionaires’ Row. The project will include six buildings. The first two offer 369 apartments and around 10,000 square feet of commercial space.
“Yonkers has been up and coming for a while,” said Moshe Botnick, senior vice president of development at Extell. “It’s now poised to be the next New York borough.”
“There’s been a lot of [development] activity, but ours is the largest undeveloped parcel,” Botnick added regarding Hudson Piers on Yonkers’ downtown waterfront.
Apartments range from studios to three-bedrooms with prices starting at $2,500 per month for studios. One-bedroom units begin at $2,950 per month; two-bedrooms start at $4,000; three-bedrooms start at $4,950.
The city's administration aims to develop its downtown into a modern area with riverfront access. “The city has a great vision for what’s possible here,” said Botnick.
Another developer, AMS Acquisitions, is working on several projects including the Trolley Lofts in Getty Square and plans for new towers where Teutonia Hall once stood on Buena Vista Street. These developments will add significant residential capacity to Yonkers' downtown area.
AMS's Chicken Island project will introduce 2,000 apartments and is expected to break ground in 2025. Meanwhile, Trolley Lofts offers rental options starting at $2,850 per month for studios.
Built in 1903 by the Yonkers Railroad Company as a trolley barn and office facility, Trolley Lofts are listed on the National Register of Historic Places.
“You have water views that are amazing and a train station right there,” Michael Mitnick of AMS Acquisitions stated about the location's appeal.
Mitnick also highlighted how removing concrete flumes over Saw Mill River enhanced Yonkers' scenery: “It’s adding to the beauty of the area."
AMS also developed co-work space Hudson Hub downtown which contributes vibrancy alongside art galleries and farmers’ markets according to Mitnick: "All this adds vibrancy enabling more business."
Botnick emphasized that attractive lifestyles both downtown or home would draw potential renters who seek extensive amenities akin luxury NYC apartments available soon within completed phases at Hudson Piers featuring concierge services fitness centers screening rooms lounges conference facilities indoor playrooms game rooms parking bicycle storage landscaped terraces fire pits saltwater pool cabanas grilling stations bocce court putting green dog park along future phases including indoor swimming basketball courts too!
“What we’re seeing in Yonkers," noted Botnick "is attracting renter wanting waterfront location extensive amenities high-level finish."
