In recent weeks, the phrase “very demure, very mindful, very cutesy” has gained significant traction across social media platforms. This trend, popularized by TikTok sensation Jools Lebron, focuses on exhibiting "demure and modest" behavior in various scenarios. While Lebron has shared numerous examples of this behavior in different contexts, one area she has yet to address is homebuying.
To fill this gap, Realtor.com® consulted several experts to provide tips on maintaining a "mindful" approach during the homebuying process. Tricia Watts, owner of Maxnet Homes, emphasized that "being mindful of etiquette can make the process smoother and more pleasant for everyone involved."
Jonathan Yarton, a licensed New York real estate agent with Highline Residential and an appearance on the Max show “Selling the Hamptons,” advised buyers to keep their emotions in check. "Try and remain as emotionless as possible when touring homes," he said. "Playing it cool will help secure the best deal."
Etiquette expert Lisa Mirza Grotts (@goldenrulesgal on TikTok) recommended punctuality for viewings and meetings with real estate agents. She also advised respect for current occupants' privacy during home tours.
Alexis Orvari, founder of Riv Buys Properties, suggested dressing polished but not flashy and maintaining polite and concise conversations with sellers or their agents. Jonathan Yarton echoed these sentiments by advising clients to act as they would want others to act in their own homes.
Jenny Lenz, managing director of Dolly Lenz Real Estate, stressed balancing demureness with determination during negotiations. "Keep your emotions and intentions in check—act demure when it serves your purpose," she cautioned.
Orvari agreed that maintaining composure during negotiations fosters mutual respect and productive discussions. Dimitri Zubrich from Re/Max Affiliates highlighted working through proper channels to keep interactions professional.
Finally, expressing gratitude can leave a positive impression. Orvari noted that a simple thank you note after viewing a home or concluding negotiations could be beneficial if multiple offers are on the table.
Watts concluded by emphasizing the importance of thanking everyone involved regardless of the outcome.
