Hawaii's priciest ZIP code: Kilauea leads with luxury real estate

Kilauea, a small community on Kauai's North Shore, has emerged as the most expensive ZIP code in Hawaii. The area is known for its scenic beaches, mountains, and greenery. Despite its rural and laid-back atmosphere, Kilauea's 96754 ZIP code recorded a median listing price of $4.1 million in December 2024, according to Realtor.com.

Julie A. Black from Kauai Dreams Realty noted that housing demand is high with limited inventory available in town. "In town, since there isn’t much inventory, buyers should be aggressive," Black said. She also mentioned that higher-priced properties offer more selection.

Several properties are currently on the market in Kilauea. One property on Kilauea Road is listed at $12.45 million and features four bedrooms and four bathrooms over 3,315 square feet on 2.9 acres of land. It includes a private pool and guest cottage with views of the Pacific Ocean.

Another property located on Kuhio Highway is priced at $9.7 million with four bedrooms and five bathrooms across 3,554 square feet on 13.45 acres. This Bali-style estate offers an infinity pool and views of the Waiakalua Reservoir.

A third listing on Anini Vista Drive asks for $7.995 million for a uniquely designed house influenced by Bali architecture with ocean views.

The local real estate market statistics reveal a median list price decrease of 10.87% year-over-year to $4.1 million with a median price per square foot at $1,793 as of December 2024.

Kilauea continues to attract attention due to its combination of natural beauty and luxurious living options despite being part of an island renowned for its rural charm.
