Americans nearing retirement age are increasingly prioritizing happiness over affordability when choosing a new home, according to recent research by U.S. News & World Report in its 2025 Best Places to Retire list. Dawn Bradbury, assistant managing editor for real estate at U.S. News, stated, "The 2025 Best Places to Retire rankings reflect top cities across the country that best meet retiree needs and desires."
In response to this trend, U.S. News adjusted its scoring criteria to emphasize happiness as the most significant factor among six elements used to calculate each city's overall retirement score. The criteria include happiness (27%), affordability (25%), health care quality (15%), retiree taxes (13%), desirability (12%), and job market (8%).
Naples, Florida, emerged as the top-ranked city for retirees in the United States. PJ Smith, owner of Naples Golf to Gulf Real Estate, highlighted Naples' appeal: "The pristine beaches, world-class golf courses, and year-round sunshine create an idyllic setting for enjoying retirement." Smith also noted the city's excellent healthcare facilities and vibrant cultural scene.
Smith moved from Minnesota to Naples over a decade ago and described it as one of her best decisions. She observed that many retirees prioritize happiness and quality of life over mere affordability: "Retirees today are focused on maximizing their quality of life, and Naples delivers on that in every way."
Despite being prone to hurricanes like Helene and Milton, which struck before the survey was conducted, Naples continues to attract retirees. Approximately 36% of its residents are aged 65 or older. Smith attributes this attraction to the area's ample sunshine and amenities.
Naples is not alone in having higher median home prices than the national average of $424,950; twelve other cities in U.S. News' top 20 list also exceed this figure. This suggests that retirees are willing to invest more for a fulfilling lifestyle.
The full list includes cities such as Virginia Beach, New York City, Sarasota, Boise, Raleigh, Jacksonville, Huntsville, Charlotte, Fort Wayne, Green Bay, Washington D.C., Charleston, San Francisco, South Bend, Lexington, Pensacola, Tampa, Port St. Lucie and Melbourne.
