Migration report reveals Americans prefer southern states

Americans are continuing their long-standing tradition of relocating, with many now choosing to move south for more affordable housing and better job opportunities. According to the first 2024 Migration Trends Report by the National Association of Realtors® (NAR), 46% of movers relocated to Southern states, while only 25% moved westward. The Midwest attracted 18%, and the Northeast was the least favored, drawing just 11%.

“It’s no shock that Americans are moving to Southern states for more affordable housing options and getting more home for their money,” said Matt Christopherson, NAR’s director of business and consumer research. He added that lower taxes and favorable job markets are significant attractions.

Florida and Texas emerged as leading destinations, attracting 372,670 and 315,301 new residents respectively. Christopherson noted these states have experienced over a 10% increase in job gains since the COVID-19 pandemic began. “With more affordable housing, lower taxes, and strong job markets, Florida and Texas are highly desirable to America’s homebuyers.”

The South's appeal is particularly strong among remote workers who seek cost-effective living without compromising quality of life. Ralph McLaughlin from Realtor.com® highlighted that the region offers abundant housing inventory at generally lower prices than other parts of the country.

While reasons for moving vary widely—30% wanted proximity to family; 21% sought more value in housing—regional differences exist. Lower taxes attract people to the South; affordability draws them West; jobs play a crucial role in Northeast relocations.

In terms of distance moved, most Americans did not venture far: 36% moved out-of-state; another 42% stayed within city or state limits. Notably, nearly one-fifth returned to previous residences—a trend prevalent in Midwest and Western regions due to familial ties.

Post-pandemic priorities have shifted toward space and comfort in homes. Outdoor areas influence decisions for 42% of buyers nationwide; additional square footage matters especially in densely populated Northeast areas.

Jessica Lautz from NAR remarked on ongoing migration trends: “This migration flow will likely continue as retirees and remote workers relocate.”
