Ryan Serhant addresses hidden fees in real estate industry

Real estate mogul and reality TV star Ryan Serhant addressed the issue of hidden fees in real estate transactions during his speech at the Inman Connect conference in New York City. He highlighted various financial burdens that real estate agents face, including commission splits, fee structures, transaction fees, desk fees, and other hidden costs. According to Serhant, these expenses often get passed on to consumers as “transaction fees,” which can amount to hundreds of dollars depending on the location.

Serhant’s dissatisfaction with these opaque business practices influenced his decision to establish his own brokerage firm, Serhant, in 2020. He stated that he wanted to create a simplified model for conducting real estate business. During a discussion with Inman moderator Jim Dalrymple II, Serhant outlined his vision for a future where agents can focus on their core skills without being burdened by administrative tasks.

To address this issue, Serhant developed S.MPLE, an AI platform designed to streamline workflow for brokers by handling administrative tasks such as email management, calendar organization, and neighborhood analytics. This platform has been under development for four years within Serhant Technologies and recently received $45 million in funding from venture capital firms Camber Creek and Left Lane Capital.

Serhant expressed optimism about the impact of S.MPLE on real estate operations. He predicted that it would significantly reduce the need for support staff at his firm and allow agents more freedom from screens and laptops. Drawing a parallel with Instacart’s grocery delivery service, he emphasized that the goal is to improve agents’ work lives by making processes more efficient.
